Parsippany-Troy Hills is on the verge of a major dining and retail expansion, with District 15Fifteen set to open a slate of new restaurants and shops along Route 10 this spring and summer.
The mixed-use development at 1515 Route 10 has finalized leases with more than a dozen businesses, including Kura Revolving Sushi Bar, Burton’s Grill & Bar, Meximodo, Al-Basha, Haraz Coffee House, O’Bagel, Pure Green, and Home Town Creamery. Fitness and wellness tenants, including Yoga Six, Jetset Pilates, Discover Strength, and The Yard Gym, are also set to open at the Route 10 site. Moxie Salon and Beauty Bar, one of New Jersey’s largest full-service salons, rounds out the lineup.
The project, a collaboration between Stanbery Development Group, Claremont Development, and PCCP LLC, converted the former Dialogic and Intel office campus into a pedestrian-friendly mixed-use hub featuring 498 luxury apartments and nearly 60,000 square feet of retail and restaurant space.
Leasing brokers at Pierson Commercial said space is being turned over to tenants now, with business openings projected through spring and summer of 2026. One food and beverage space remains available, and the development team is seeking a pizzeria or Italian-dining concept to fill it.
